What is Homtly?

Homtly is a residential property intelligence platform. Instead of only listing homes for sale, it assesses a home and gives it a HomeScore out of 100 across ten weighted categories, tells you how much evidence supports that score, estimates a fair price range, and names the home's problems as well as its strengths. It currently operates in Agra, India.

What is a HomeScore?

A HomeScore is a single number out of 100 summarising how good a home appears to be. It is calculated from ten category scores — location, connectivity, construction, interior, legal and documents, amenities, society, safety, value and future potential — each with a fixed published weight. The scoring engine is versioned, so every result records which version produced it.

Is a HomeScore a property valuation?

No. Homtly shows an estimated fair price range derived from locality rates, carpet area, age, condition and amenities, and compares the asking price against it. That is an estimate to help you judge whether a price is reasonable. It is not a certified valuation and should not be used as one for a loan, a legal matter or a transaction.

What is the Confidence score, and why is it separate?

Confidence is a second, deliberately separate number. The HomeScore says how good the home appears; Confidence says how strongly Homtly can currently substantiate that. A home might score 88 with only 51% confidence, which tells you the score rests on thin evidence. Keeping the two apart is the point — one number hiding both would be misleading.

If I upload more documents and photos, does my score go up?

No, and this is deliberate. Adding self-declared information raises your Confidence, never your HomeScore. If uploading more could inflate the score itself, the score would be trivially gameable and worthless. Evidence changes how certain the number is, not how good the home is.

Does Homtly hide problems with a property?

No. Every report lists honest concerns alongside strengths — incomplete documentation, a bathroom in poor condition, weak connectivity, or an asking price above the estimated range. Showing the bad news is a core principle, not an afterthought.

Is Homtly free?

The basic HomeScore assessment is free, including the category breakdown, the estimated price range, the concerns and a shareable home profile.

How long does an assessment take?

A few minutes. You answer a short guided set of questions about the home's location, size and age, its surroundings, its construction and interior condition, the society and amenities, and which documents exist. Photos are optional. If you are interrupted, your progress is saved and you can resume.

Does Homtly verify legal documents or structural safety?

Not automatically, and it does not pretend to. Ticking that a document exists raises Confidence only. Formal Document Verified, Inspection Verified and Fully Verified levels require an actual Homtly review with a stated method, evidence and a reviewer — they are never granted automatically. AI or visual assessment is informational and is never a legal, structural or safety certification.

Which areas of Agra does Homtly cover?

Localities including Kamla Nagar, Dayal Bagh, Civil Lines, Sikandra, Shastripuram, Fatehabad Road, Taj Nagari, Kalindi Vihar, Bodla, Shahganj and Tajganj. Homes elsewhere in the city can still be assessed.

Can I compare two homes?

Yes. Homtly compares two homes metric by metric, highlights which wins each category, and gives a plain-English verdict such as which home costs more but scores higher, and why.

Can I install Homtly as an app?

Yes. Homtly is an installable progressive web app. On Android you can install it from the browser; on iPhone use Share, then Add to Home Screen. Once installed it opens like a normal app and the core screens work offline.

Does Homtly rank people?

No. Leaderboards rank properties, never people, and are shown as contextual boards such as best homes under a price or best value, rather than one meaningless global list.
